What Changed This Month
September showed a more selective market than August.
Closed sales declined while the average marketing time increased significantly. Active listings edged higher to 285, giving buyers slightly more choices, while months of inventory remained unchanged at 8 months.
The number of properties under contract and pending also moved lower, suggesting the transaction pipeline softened during the month.
Despite slower activity, valuation metrics remained steady. Average pricing changed very little, and both cap rates and GRMs held at the same levels as August.
Mike’s Take
The Orange County multifamily market remains active, but buyers are clearly becoming more selective.
Properties are taking longer to sell, inventory has increased slightly, and transaction volume declined from the previous month. Buyers are still in the market, but they have more options and appear less willing to move quickly unless a property is priced and positioned correctly.
The encouraging part for owners is that pricing has remained relatively stable. We are not seeing a broad decline in values based on the September numbers.
For sellers, this is becoming a market where presentation, pricing, and buyer qualification matter more.
A well-positioned property can still generate strong interest, but simply putting a property on the market and expecting buyers to compete is becoming less reliable.
What This Means for Orange County Apartment Owners
For owners considering a sale, September’s numbers reinforce the importance of understanding how your property compares with current competition.
With approximately 8 months of inventory and a 15.1% absorption rate, buyers have choices. That means properties with realistic pricing, strong income, good condition, and a clear investment story are more likely to attract attention.
Owners who are not planning to sell should also pay attention to current rents and property performance. Average Orange County apartment rents remain strong, with approximately $2,916 across all unit types, including about $2,566 for a one-bedroom and $3,213 for a two-bedroom.
The market may be moving more slowly, but strong properties remain valuable.

Southern California Multifamily Market — October 2026
The October 2026 Southern California Multifamily Sales Pulse looks back at September market activity, which showed a stronger level of closed-sale activity but a more cautious transaction environment overall.
A total of 486 multifamily properties closed during September, while the average days on market increased to 68 days. The average sale price was $1,646,551, indicating pricing remained relatively firm even as properties generally took longer to sell.
The market continues to show a clear divide between transaction activity and available supply. Southern California had 12,883 active multifamily listings at the end of the period, representing approximately 27 months of inventory. That remains a substantial amount of supply relative to the current pace of closed sales.

What Changed This Month
September produced a higher number of closed multifamily sales across Southern California, but the broader numbers still point to a market where buyers have substantial choice.
Marketing times increased to 68 days, and while 486 properties closed, there were still nearly 13,000 active listings across the region.
The market also added 1,182 new listings during the month, while 418 listings expired, showing that not every property currently being offered is finding a buyer.
The transaction mix continues to be led by smaller multifamily properties. Of the 486 closed sales, 354 were 2–4 unit properties, while 132 involved properties with five or more units.
Mike’s Take
Southern California continues to be an active multifamily market, but it remains highly selective.
The increase in closed sales is encouraging, but the combination of longer marketing times and approximately 27 months of inventory tells us buyers are not under pressure to act quickly.
They have options.
That makes pricing and positioning especially important.
A property can still sell in this environment, but sellers need to understand that buyers are comparing more opportunities, scrutinizing income and expenses more closely, and taking longer to make decisions.
For owners considering a sale, this is not a market where simply putting a property on the MLS and waiting is likely to produce the best result.
What This Means for Southern California Apartment Owners
With nearly 13,000 active listings and a large amount of available inventory, apartment owners need to pay close attention to how their property compares with competing opportunities.
Properties that are well priced, properly presented, and marketed to the right buyer pool continue to attract attention.
Properties that are priced too aggressively or lack a clear investment story may sit on the market longer—or eventually expire without selling.
For owners who are not planning to sell, the current market is still useful information. It provides a good benchmark for understanding property value, buyer expectations, and where your property stands relative to other investments currently available.
